Quicken Loans Compliance Check List:
Avoid using the term "guaranty" or "guarantee" in our advertising. Additionally, please avoid the use of any other language that suggests the promise of a guaranty.
Do not use the term "mortgage banker" in any advertisement – use a term such as "Home Loan Expert" or something similar.
Do not use the term "the best" when describing products, services, rates, or personnel – instead say "our best rate" etc.
Do not use the term "better" when describing our technology, products, personnel, rates etc. We cannot substantiate these types of statements.
Do not state that a client will "skip a mortgage payment" the first month following loan close.
When advertising ARM loans, do not focus solely on the initial fixed--rate period. Make it clear that the "lower" rate being advertised is for the initial fixed rate period only.
Do not use any font smaller than 8 point.
Do not make claims that refinancing will eliminate debt. Speak only in terms of paying off "high-interest" debt.
The term "save" or "savings" should be used generically. An example of generic use is: If you consolidate your primary loan and your home equity loan into one fixed, low rate mortgage, you could save by reducing your monthly payment.
You can't say "fixed rate" when it's not a fixed rate.
If you're talking about any adjustable rate product, then the words "adjustable rate mortgage" MUST occur before any mentions of the word "fixed". When "fixed" is mentioned, you must state the time period in a prominent and proximate manner, as well as the fact the payment can increase after that period, and the time period when the adjustments will occur.
With any mixed product promotion, the "adjustable rate mortgage" language must be of the same font and the same size as all "fixed" language.
You can't make any payment comparisons without full disclosure on each scenario.
You can't claim that your products will eliminate debt or will result in a waiver of the client's existing credit obligations if the new loan simply replaces one debt for another.
All Quicken Loans advertisements must contain NMLS #3030
If there is an interest rate displayed – there must be a corresponding APR with equal prominence that mirrors (same font, same size) the interest rate in a location of close proximity (example: 3.625% (3.861% APR)) An APR may be displayed without a rate.
Use of the HUD and FHA logo cannot be used as a focal point on a website. There can be absolutely no confusion that the advertising is an official government form or notice.
If a phone number is being displayed it must be clear and conspicuous that the user will be calling Quicken Loans. If the phone number that is being displayed does not clearly state who the user calling it is known as unbranded advertising. Please use a Quicken Loans banner ad to promote a Quicken Loans call campaign.
Do not use phrases such as "Powered By" or "Sponsored By" without permission

Failure to comply with the above will result is withheld commissions and / or possible termination from the Quicken Loans Lead Generation campaign. Advertising copy should NOT have a tendency or capacity to deceive. The safest approach is to avoid any statements that might be perceived as stretching the truth. We never want our clients to think that we are trying to pull a fast one.
